How do I apply for a Northwind unit?

Click "Apply" on any property listing. The application takes about fifteen minutes per adult applicant. $50 per adult, refunded if we decline without fully reviewing.

What credit score do I need?

Primary applicants need 660+. Co-signers accepted down to 600 with a 720+ co-signer and proof of relationship. The minimum is on every listing.

What's the income requirement?

Combined gross monthly income at or above 2.75× the listed rent. Boston graduate students are welcome with a funding letter; first-time renters can substitute six months of bank statements showing on-time housing payments.

How much is the deposit?

First month's rent plus a security deposit equal to one month's rent. Some buildings also require last month's rent — that's listed on the unit. Massachusetts c.186 §15B requires deposits be held in a separate interest-bearing account; we comply.

Are pets allowed?

About sixty of our eighty units allow pets. Flat $40/month pet rent — no per-pet stacking, no breed restrictions, no weight limits. Service and assistance animals are not pets and are not charged.

Do you accept Section 8 vouchers?

Yes. Massachusetts state law prohibits source-of-income discrimination and we comply. Email leasing@northwindproperties.example before applying so we can coordinate the BHA inspection schedule.

When do most units come available?

September 1 is the dominant turnover date in Cambridge — about 40% of our portfolio renews or turns then. We list those units in mid-July. Off-cycle units (June 1, October 1, etc.) are easier to land but rarer.

How long does the application review take?

One business day in most cases. We'll reach out if anything is missing.

What's the application fee?

$50 per adult applicant — covers the credit and background check. Refunded if we decline without fully reviewing the application.

How long is the lease?

Standard 12 months. If you sign mid-year and want to align with the September cycle, we can offer a short or long first lease so your renewal lands on September 1.
