Why rent in Somerville

Somerville is a different market than Cambridge even though it's two blocks away.

The stock is mostly triple-deckers — wood-frame three-flats, often built between 1890 and 1920, with bay windows on the front and porches stacked on top of each other. They were built as worker housing for the people who built Cambridge, and they're some of the best value-per-square-foot in the entire metro.

The Green Line extension changed Somerville rents in 2022. Anything within ten minutes of a station is now priced like Cambridge. Anything farther out is still a deal — and a lot of it is in our portfolio because we started leasing here when most managers wouldn't.

Somerville 2-bedrooms run $3,200-3,800 in our portfolio depending on station proximity and renovation level. 3-bedrooms in classic triple-deckers start around $3,800. Davis Square and Union Square are the most competitive; East Somerville and Winter Hill are still relatively gentle.

Anything within a half mile of Union Square, Magoun Square, Ball Square, or Gilman Square is now priced about 15-20% above pre-2022 rates. Older units farther from the line are closer to historic Somerville pricing.

What's a triple-decker?

A wood-frame three-story building with one apartment per floor, built mostly between 1890 and 1920 to house Boston-area factory workers. Stacked porches on the front, bay windows, full-floor layouts. Many of them are extraordinarily well-built — better framing than most modern construction.

Are basement units in your portfolio?

We don't list any unit that doesn't meet Massachusetts habitability standards for natural light and egress. A few of our garden-level units (half-below-grade) qualify and we list them honestly as garden-level.
